What drives siding replacement costs?

Material selection spans from vinyl ($3–$7/sq ft installed) to fiber cement ($6–$12) to premium wood and engineered wood ($8–$15+). Labour is the dominant cost for multi-story homes — working at height requires scaffolding and slower production rates. Removal of existing siding adds $2–$4/sq ft: vinyl is fast to remove, while stucco or hardboard can take 2–3× longer. Underlying sheathing or housewrap replacement, if needed, adds another $1–$3/sq ft.

How many stories changes your budget

Single-story homes are the most efficient to side — one crew can cover a full wall from ground level. Two-story homes require ladder jacks or pump jacks adding 15–25% to labour. Three-story or taller requires scaffolding, which can add $1,000–$3,000 in setup/teardown costs alone. If you have gable ends, dormers, or complex angles, expect additional labour charges for cutting and fitting.

Choosing the right material for your climate

Vinyl performs well in most climates and is freeze-thaw resistant, but can fade in high-UV regions (southwest US). Fiber cement (James Hardie) is the most durable option across all climates — it won't rot, warp, or burn, and holds paint for 15–20 years. Wood requires the most maintenance (painting or staining every 5–7 years) but is the most repairable. Engineered wood (LP SmartSide) bridges the gap: wood aesthetics with improved moisture and impact resistance at a lower price than fiber cement.
