What drives deck construction costs?

Decking material is the primary cost driver. Pressure-treated pine is the entry point at $15–$25/sq ft installed; cedar runs $20–$35; composite (Trex, TimberTech) $25–$45; and tropical hardwoods $30–$55+. Labour accounts for 50% of total cost and increases with deck height — an elevated deck requires more structural work, longer posts, and additional bracing. Railings add $40–$80/linear ft depending on material (aluminum balusters vs. glass panels). Permits typically add $500–$1,500.

Ground-level vs. elevated: what changes?

A ground-level deck (within 12 inches of grade) is typically the simplest and cheapest build — minimal footings, no lateral bracing required, and lower labour. An elevated deck (second-story or hillside) requires engineered footings, ledger board attachment to the house, and post-to-beam connections that meet local seismic or wind codes. Expect to pay 20–35% more for elevated builds. Some jurisdictions require structural engineering drawings for elevated decks, adding $500–$1,500 to permit costs.

Composite vs. wood: total cost of ownership

Pressure-treated pine has a low upfront cost but requires staining every 2–3 years ($300–$600/application) and boards may warp or check over time. Composite decking costs 60–80% more upfront but needs only occasional cleaning, carries 25-year fade/stain warranties, and won't splinter. Run a 20-year cost analysis: composite often wins on total spend once you factor in maintenance. Cedar sits in the middle — better aesthetics than PT pine, less maintenance, but still requires sealing.
